What is the Guest Cancellation Policy?

We want every member to understand what happens if you need to cancel, including how you may be able to recover your Keys and some fees.

Guest Cancellations

Keys and Exchange Fees are generally non-refundable if you cancel. However, there's an important exception:

If you cancel and the week gets rebooked, you'll receive your Keys back plus 50% of your Exchange Fee as a Monetary Credit to be used towards your next stay.

  • Before canceling, contact your Host first. Rescheduling to a different week avoids the cancellation entirely. Please notify ThirdHome once you have agreed on new dates.
  • If a reschedule isn't possible, notify both the Host and ThirdHome, and we'll relist the week.
  • Hosts are required to relist. If a Host refuses, your Keys are returned regardless.

Force Majeure / Government Travel Restrictions

If travel to your destination becomes prohibited due to a government restriction or Force Majeure event (natural disaster, pandemic, etc.), you may be eligible to cancel without standard penalties. You must notify both the Host and ThirdHome no earlier than 90 days before your start date. ThirdHome will review and determine eligibility.

Host Cancellations 

If a Host cancels your confirmed reservation, ThirdHome will work to find a comparable alternative if available; but we cannot guarantee it. Note that ThirdHome's responsibility in the event of a Host cancellation is limited to Keys, Exchange Fees, and securing comparable accommodations within the club if available. We recommend purchasing travel insurance to protect against other costs like flights and accommodations.
